A developer wants to build six single-family homes on 7.15 acres straddling W. Big Beaver Road and Manor Road in Bloomfield Township, and residents will get their first chance to weigh in at a public hearing Wednesday, August 5.

GMS Development Holding Co. 3, LLC filed a site plan application for the project, called the Hamlet of Bloomfield Manor, according to a public notice published July 15 by the township's Planning, Building, and Ordinance Department. The three parcels involved sit at 325 Manor Road, 350 Manor Road, and a third address listed as "Unknown" on Manor Road.

The proposal uses the township's Open Space Preservation Option, a zoning tool codified in Section 42-3.9 of the Bloomfield Township Zoning Ordinance. The provision allows homes to be clustered more tightly on a site in exchange for setting aside a portion of the land as preserved open space. The specific open-space percentage and density thresholds for this project have not been publicly detailed.

Two-step approval path

The Planning Commission hearing is the first of two required steps. According to the public notice signed by Andrea Szajnecki, director of Planning, Building, and Ordinance, the Board of Trustees will consider the site plan after receiving the commission's recommendation. No date has been set for the Board of Trustees vote.

The Planning Commission itself has a new member for the review: the Board of Trustees appointed Jake Olsman to the commission at its June 8 meeting, according to the board's meeting synopsis.

Also on the August 5 agenda

A second public hearing the same evening will cover a site plan for new carports and infrastructure improvements at Mulberry Square, 225 E. Square Lake Road. That application was filed by Zainas Properties, LLC, and follows the same two-step process.
