Beverly Hills property owners will foot most of the bill for sidewalk repairs under the village's 2026 Sidewalk Replacement Program, with letters mailed Friday, Aug. 7, to affected homeowners.

The cost split is straightforward. Under the program's structure, homeowners pay 80% of the replacement cost for the first three sidewalk flags — the individual concrete slabs — adjacent to their property. The village covers the remaining 20% of those flags and picks up 100% of any additional flags beyond three, according to the village's official announcement.

Each letter includes an individualized cost estimate, though no aggregate program cost or sample dollar figures have been published.

There is one exception: if the village determines a flag was displaced by roots from a village-owned tree or a village utility structure, the village pays the full replacement cost.

Flags marked for replacement are painted pink so owners can spot them. Homeowners can call the Department of Public Works at 248-646-6404 to schedule an appointment to review proposed replacements.

Pay by Dec. 1 or it hits your tax bill

Invoices are due Dec. 1, 2026. Any unpaid balance after that date gets split between the July 2027 and July 2028 property tax bills and accrues 5% annual interest. Residents may prepay the balance at any time.

Hire your own contractor — but act fast

Property owners who prefer to use their own licensed and insured contractor have 30 days from the date of the notice to obtain a sidewalk replacement permit from the Village Building Department. Based on the Aug. 7 mailing date, that window closes around Sept. 6. The work must be completed during the 2026 construction season and meet village and ADA standards.

If no permit is pulled within that window, the village replaces the sidewalk and bills the owner for their share.

Council awarded contract in July

The Village Council, led by Village President John George, awarded the program's construction bid to Luigi Ferdinandi & Son at its July 21 meeting. The contractor will replace slabs at 138 locations throughout Beverly Hills. The project also fills a sidewalk gap on Greenfield Road between Verona Circle and Auburn Drive.

Village Manager Warren Rothe did not respond to a request for comment about the program.
